-Once you have instructed Community Title LLC to move forward, we will prepare settlement the
 documentation.

To properly prepare for a short sale transaction, we recommend that you:
-Write your financial hardship letter and prepare any of your financial information including your financial
  statement. (We will provide you a list of required documents)
-Review/approve the terms and conditions of your approval letter.  
-Review/approve the terms and conditions of the sales contract.
-Inquire from independent parties on legal, income tax, deficiency balance, or any other advice
  concerning the potential consequences that may arise from a short sale transaction.
